Stock House Plan
Package - Stock Plan (as-is) Construction Documents.
Purchased for predetermined price for every house plan on the
website.

Customized Stock
Plan Package - Stock Plan is revised per customer’s wishes
for .25 cents per square foot of final design + stock plan purchase.

Phase
1.
a. Client purchases a stock plan from our gallery.
b. Client describes or sketches changes onto house plan copies.
c. We will incorporate your changes (as allowable by code) in a sketch or
preliminary format.
(To be approved by Client)
Phase 2.
a. Client approves revised sketches. adds minor revisions, styling,
thoughts.
b. We create preliminary hard-lined drawings of the final design with formal
elevation.
(To be approved by Client)
Phase 3.
a.
Client approves preliminary drawings, adds last minor revisions, styling,
last minute thoughts.
b. We provide full permit ready construction documents for submittal to your
local building department.

Custom Designed Home
Plan - 3 Phase Custom Design of Home for
$1.50 per square foot of final design. Split into 1/3 payments to start
each phase

What's Included in your Construction Document
Set. The construction
documents are clear, concise and detailed. All construction documents
are designed by Brenda Rand. Each plan is designed to meet nationally
recognized building codes.
construction documents will vary depending on the size and complexity of
the home and the style
of the individual customer and regional codes and regulations.
Each set may include the following elements:
1. Exterior Elevations - show the front, rear and sides of the
house,
including exterior materials, details and measurements.
2. Detailed Floor Plans - show the placement of interior walls
and the dimensions for rooms,
doors, windows, stairways, etc. of each level of the house.
3. Foundation Plans - include drawings for a full, partial or
daylight basement and/or crawlspace.
4. Roof Plans - provide the layout of rafters, dormers,
gables and other elements including clerestory windows and skylights.
5. Lighting Plan - show the suggested locations for switches,
fixtures and outlets.
6. Site Plan - show the
suggested locations for Main house,
access buildings, pools and landscape vegetation.
NOTE: Due to regional variations it is
impossible to include much detail
on heating, plumbing and electrical work. Duct work, venting and other
details vary depending on the type of heating, cooling system
(forced , hot water, electric, solar) and the type of energy (gas, oil,
electricity, solar)
that you use. These details and specifications are easily obtained
from your builder,
contractor or local suppliers.
