Flood Resistant House Plans
Before purchasing land, or choosing a specific
building site; request flood plain information from the developer, realtor, or
contact your local Army Corp of Engineers. A flood plain is measured in years;
for example, if your property is located in a five year flood plain, your
property could possibly flood every five years. Of course, the higher this
number reads the less chance your property has of flooding. Properties with 50
to 100 year flood plains are preferred, but more commonly, might be located in
20 year flood plains. This measurement could raise or lower your property
insurance. Be aware that the average home owner’s policy does not include flood
insurance.
If you are in an area that has a low flood
plain or has been known to flood; it might be wise to place your finish floor
level of your new house plan at a higher elevation than standard. This is
costly, adding to the foundation wall, but in the long run could save thousands
of dollars. Building a concrete wall in the low area of your property or
manipulating the existing grade to berm up to and around the structure could
also help you avoid problems.
